Garner Residential is a family-run brokerage focused on single family homes across the Bay Area and Sacramento, with a primary focus in South San Francisco. The firm was built out of direct experience acquiring, renovating, and selling residential properties. Before representing clients, the business operated as an owner-buying underutilized homes, improving them, and bringing them back to market. That background continues to shape how each property is evaluated and positioned today.
Garner Residential is structured as a family business:
- Chris leads strategy, underwriting, and construction insight
- Keoki Garner leads sales, bringing over two decades of experience working directly with builders on finish materials and project execution
- Allison Ngo-Garner supports design, staging, and interior presentation
The brokerage is intentionally selective. The firm does not operate on volume. Each client and property is taken on with a clear plan and defined scope.
For sellers, this means understanding what a property is today, what it could be, and how to bridge that gap—whether through positioning, light improvements, or full renovation. For buyers, this means evaluating homes beyond surface-level—looking at layout, condition, and long-term usability before making a decision.
Garner Residential operates as a working real estate business, not a marketing platform. The same standards used on its own projects are applied to every transaction.

Keoki Garner
More than a decade ago, Chris Garner started in Los Angeles, door knocking to place Accessory Dwelling Units in backyards. That work led to his first residential project and a long-term focus on value-add housing. With a background in accounting, he joined a development firm to formalize underwriting and construction execution.
In 2019, the Garner family relocated to Sacramento and began building a portfolio starting with a small, rundown single-family property. Over the following years, the business completed a range of projects including new construction, rehabs, and layout-driven improvements. Each project reinforced the same approach: understand the asset, identify what can be improved, and execute with discipline.
In 2025, the family returned to South San Francisco and reestablished operations in Sunshine Gardens.
With Garner's assistance, more than 250 housing units have been built, most of which are affordable to renters or buyers. Garner's business has been a major asset to the community. His commitment to providing attainable housing has made a difference in the lives of many.
